Let’s clear a few things up!

Below are some of our FAQ's which we hope will help answer any of your burning questions - if it isn't listed, drop us a message or give us a call and we will be happy to help!

WOULD MY PROPERTY BE SUITABLE AS A HOLIDAY LET?

We can of course assess your property for its suitability, but if you want to do some research before you give us a call here are some top tips:

  • location - is your property in a good location for holiday makers? Look for good local restaurants, points of local interest to tourists, accessible travel links, nice neighbourhood etc
  • property - is the property itself suitable for guests? Look at how furniture can comfortably fit in rooms, for example is there enough room for twin beds in a second bedroom with storage furniture, is there enough room for seating to accommodate all guests in the living room?
  • competition - what else is available in your area? Take a look at some of the online travel agents and see what is available in your area 
  • pricing - how much would you need to earn? Have a think about how much you would need to earn per month to cover your basic costs (mortgage, utility bills etc)

We will help with the finer details of all of the above to help you work out the answer to the question of whether your property would be suitable as a holiday let, but the above questions are a great starting place for you to begin your journey!

HOW MUCH DOES IT COST TO LIST MY SPACE?

We don't charge any up front costs to our owners for property management. You don't pay us until we get you bookings!*

For basic management of your property advertising and bookings (see our managed for your page for more info), prices start from 10% commission of the nightly rate of the booking. e.g. a guest books 2 nights at £100 per night, total £200. Our commission for facilitating this booking would be £20. 

*this excludes any of our other services that you may employ us to carry out, e.g. property staging, interior design etc

CAN I CONTROL WHEN MY PROPERTY IS AVAILABLE FOR BOOKINGS?

Of course!

You can let us know at any time if there are dates that you need blocked off in your calendar for whatever reason. We won't cancel guest bookings (unless there is an emergency!) but we will work with you to make sure your availability is up to date at all times across all websites we advertise on.

CAN I ADVERTISE FOR A SHORT PERIOD OF TIME, TO TEST THE WATER?

We can have your property dates available for a set amount of time that suits you, e.g. 6 months in advance. We encourage our owners to, where possible, have the property available as a holiday let for a 12 month period in order to see through a whole year of how the property performs through the different high and low seasons.

We do of course work with owners who can only have their property available as a holiday let for a short period of the year. This is not a problem, and we will always make sure the property is advertised for these dates as far in advance as possible to ensure we maximise that time

CAN I CONTROL THE PRICING FOR MY PROPERTY?

Whilst we actively work with our owners to determine a pricing schedule throughout the year, we will always be honest about what nightly rate your property can achieve.

We will price your property at a suitable rate for your area and dependent on not only the time of year but also to key events that are taking place in your local area which may have a higher demand. We never want your property to be over or under priced, so we constantly review the pricing and will keep you up to date with any changes.

I DON'T WANT TO DEAL WITH THE BOOKINGS, BUT I WOULD LIKE TO ORGANISE CLEANING AND LINENS MYSELF - IS THIS POSSIBLE?

Yes!

For more detail info, please see our "Managed for you" page, but in a nutshell we can work with you how best suits your needs. Some owners like to be involved with the day to day running of their holiday lets, and leave us to deal with the admin!
